All loans in the Short Term Retirement Program
are fixed rate loans. We do not offer adjustable rates and the program has no early payment or early payoff penalties. The program is an aggressive loan payoff product that amortizes fully over 60 months. It requires a substantial down payment.
The program is NOT for 'cash poor' investors. This is NOT a 'no money down program', and we DO NOT recommend using borrowed, interest based monies to offset your down payment into the pro- gram for 'total leverage'. The program works ONLY IF YOU HAVE CAPITAL RESOURCES TO INVEST FOR 5 YEARS. The program also makes your payments from the management company DIRECTLY to the lender when collected. THIS IS A MANDATORY REQUIREMENT OF THE PROGRAM.
The program offers flexibility in down payment and interest rate, and you can design your own program within our framework. It was designed to suit YOUR needs.
